If an Airbnb reservation is for 28 nights or more, the long-term cancellation policy applies.
If a guest decides to change or cancel their monthly stay booking, the following applies according to Airbnb:
The first payment might be non-refundable, depending on the listing and how far in advance the reservation is made
If the guest cancels after the trip has started, the following month of the reservation is non-refundable
The Host can choose to offer an additional refund
If the guest wants to cancel their booking, here are the steps to follow:
For Operational Support (OS) customers
Our Guest Experience (GET) team will coordinate with Airbnb to cancel the booking (and to waive the fees, if you approved of it).
For PMS customers (non-OS customers)
Coordinate with Airbnb to request cancellation of the booking.
It will be up to you and your operational process whether you decide to refund the guest (waive the fees) or not to refund the guest.
Note: The Cancellation Policy shown in the PMS is showing the short-stay Cancellation policy. This is going to change.
