How to create a rate modifier

Create a rate modifier to adjust unit pricing in a building by floor, zone, orientation or floor size. Set a percentage or flat amount adjustment, positive or negative, and limit it to a date window.

A rate modifier is a rule that adjusts unit pricing in one building according to a unit's attributes. Use one when units of the same unit type should not all carry the same rate. A top-floor unit, for example, commands more than an identical unit at ground level.

 

Before you begin

  • You need permission to manage rate modifiers for the building. Without it, Lavanda shows "You don't have permission to manage rate modifiers for this building".

  • The building already exists. Rate modifiers are set per building, not per portfolio and not per unit type.

  • The building has a currency, which Flat amount requires. Without one, Lavanda shows "Cannot find the building's currency, so a flat amount can't be set".

  • To match on Zone or Orientation, the building has zones or orientations recorded against it.

  • The units carry the attribute the rule matches: a floor number, a floor size in square metres, a zone, or an orientation.

 

What you need to know

  1. Go to Inventory and select Rate modifiers.

  2. Select the building from the picker above the list. The list then shows that building's rules only.

  3. Select New rate modifier.

  4. Under Details, check the Building, then enter a Name of up to 150 characters. Name the rule after the reason for the change, such as Top floor premium.

  5. Under Condition, choose an Attribute: Floor, Zone, Orientation, or Floor size.

  6. Choose an Operator, then enter or select the values the rule matches.

  7. Under Adjustment, choose an Adjustment type: Percentage or Flat amount.

  8. Enter the adjustment. Positive values increase the rate and negative values reduce it, so -5 in Delta (%) takes 5 per cent off.

  9. To limit the rule to a period, activate Active during a specific date window, then set From and To.

  10. Leave Enabled active to apply the rule to pricing.

  11. Select Save. Lavanda confirms with "Rate modifier created" and adds the rule to the list.

What to enter for each attribute

Floor

A comma-separated list of floor numbers, such as 1, 2, 5.

Floor size

A floor size in square metres, such as 60.5, or a comma-separated list of sizes.

Zone

One or more of the zones recorded on the chosen building.

Orientation

One or more of the orientations recorded on the chosen building.

 

When would you use it

  • You need units on higher floors to cost more than identical units lower down.

  • You need to reduce the rate for units facing a road, a car park, or another building.

  • You need the larger units within one unit type priced above the smaller ones.

  • You need a premium for one zone of a building, such as a quieter wing.

  • You need an adjustment that applies only between two dates.

 

Things to note

  • A rate modifier adjusts the rate of every unit the rule matches. It does not change the unit type's own rate.

  • Each rule matches one attribute only, and the attribute cannot be changed after the rule is saved. Lavanda shows "Rate modifier type cannot be changed once created". Create a new rule instead.

  • Floor and Floor size offer eight operators: Equals, Not equal to, Greater than, Greater than or equal to, Less than, Less than or equal to, Any of, and None of.

  • Zone and Orientation offer four operators: Equals, Not equal to, Any of, and None of.

  • Only zones and orientations recorded on the chosen building can be matched.

  • A Percentage adjustment accepts values between -999.99 and 999.99 per cent.

  • Several rules can match the same unit, and their adjustments combine. Caps limit how far the combined adjustment goes.

  • A delta outside the building's caps is refused. Lavanda shows "Delta exceeds the max per-rule cap for this building" or "Delta is below the min per-rule cap for this building".

  • Delete removes a rule permanently. To stop a rule applying while keeping it, use Disable instead.

  • The list shows each rule's Attribute, Rule, Delta, and Status, so check there that a saved rule reads as intended.

  • Lavanda uses the words rate modifier for a second, unrelated setting. Rate modifier (optional) on a derived product group applies a percentage to a parent product's rate. It is not part of the Rate modifiers screen.
